  • Coordinate and accompany on final walkthrough and punch list

Medical Tenant Representation Services:

For larger medical practices requiring 2,000 square feet or more, we offer our exclusive Tenant Representation Services. Most medical practices may only engage in the leasing process once every five to ten years. On the other hand, Landlords and their leasing representatives engage in lease negotiations on a daily basis and have in depth market knowledge which gives them a significant competitive advantage during the leasing process.

Savvy tenants can quickly level the playing field by engaging a Tenant Representative to exclusively represent their interests prior to beginning the lease or acquisition process for new medical office space. As a representative for the Tenant, the agent will identify the best properties available on the market and negotiate rates, concessions, and terms that are in their client's best interest. Our tenant representation process for larger medical practices include:

  • Conduct initial interview to determine amount and nature of space needs
  • Prepare market overview based on intitial interview and review with you
  • Draft tenant representation agreement
  • Provide initial list of properties for your consideration
  • Compare leases, conduct property tours and narrow down to short list
  • Assist with preparing budget for tenant improvements
  • Conduct negotiations with landlords and prepare Letters of Intent
  • Review landlord's lease package, negotiate final terms & execute lease
  • Provide progress report on tenant improvements (if applicable)
  • Accompany you on final walkthrough and punch list
  • Provide lease abstract with terms of lease and critical future dates
