Office condos in Orlando are becoming a more and more popular alternative to the traditional office building. This is particulary true in suburban locations around Orlando where smaller professional service firms and medical professionals target the local community and also prefer to work closer to their suburban homes.

Office condos are individually owned suites within a larger office building. The common areas of the building including lobbies, restrooms, hallways, etc. are owned by the individual suite owners and maintained through the condo association. As in the case with a residential condos, the individual suite owners pay dues to the condo association, typically measured on an annual dollar per square foot basis, in order to cover the costs of property taxes, insurance and maintenance of the common areas of the building and surrounding property. 

Advantages of Owning an Office Condo

As with any business decision, there are certain advantages and disadvantages of owning an office condo. Owning an office condo gives the user complete control layout and modify the space to their needs as they see fit. The financial benefits of owning include tax savings, potential appreciation and additional rental income. Tax savings come from cost-recovery rules and and mortgage interest paid during the holding period and when the property is sold. As the owner of the property the user is entitled to any appreciation in the value of the property during the time period that the propery is held. Lastly, if a portion of the property is rented, income from the other users can be used to pay a portion of the mortage on the property, fund the owner's prinicpal business or be used for any other use as the owner see fit. Finally, many lenders offer 90% financing on office condo purchases thereby lowering the barrier to commercial real estate ownership which typically has higher loan-to-value ratios than residential real estate. In addition, many developers today are offering various incentives that make it even easier to own.
